Specialist Reports
If we carry out a mortgage valuation (known as a Level 1 valuation), sometimes we may ask you to arrange for a specialist to inspect the property and prepare a detailed report on a problem already identified by a C&G valuer. If we need a specialist report, we will give you full details of how to arrange it.

Specialist reports can often result in delays as they must be carried out by an independent company. You will have to pay the cost of specialist reports and any work required. If the specialist report identifies a defect relevant to our lending decision, you may have to carry out repairs before we make the loan available, or we may even be unable to lend to you.

Where we do not request a specialist report, you should not assume that the property is free from defects.

Arranging your survey
It is important to arrange for a professionally qualified surveyor or valuer to inspect the property for you. C&G offers a surveying service exclusively for Lloyds TSB/C&G mortgage customers. It saves you having to find your own surveyor and means that you don’t have to pay the valuation fee as the valuation can be carried out at the same time.

There are two levels of survey and report you can choose from, both carried out by fully qualified Chartered Surveyors.

A Level 2 Survey and Valuation will provide you with a report in an easy-to-follow format based on a detailed inspection of the property. It will also provide you with a valuation, guidance on significant repairs, a report on the energy efficiency – plus a helpline for further advice.

A Level 3 Survey and Valuation involves an even more extensive inspection than a Level 2 and includes a full structural report.
